CADDO COUNTY LEASING

    I am trying to find out who is actively leasing in CADDO County. We have a lease offer but they won't tell us who they are.  We leased these same minerals to Marathon five years ago.  It is not Marathon making the offer.  I am reluctant to lease to a company who won't tell me who they are although I understand they don't want competition.  Does anyone know who is active in Caddo County or who might have an interest in leasing?  Five years ago the target was gas.  They can't or won't tell me whether they are looking for oil or gas today. You can e-mail (steadlaw@sbcglobal.net) or call (405) 872-0100.  Thanks!

    There are a lot of companies leasing in Caddo County currently, with Chesapeake being the main player. Supply a legal description and it will make it easier for us to help you out as some parts of the county (i.e. the southern part) aren't seeing much leasing activity currently.

    It's not unusual for the actual lessee to remain a "secret" initially. Some companies use land companies to do their leasing for them in order to keep their competition from knowing they are buying leases. The land company will eventually assign the leases to their client though, and that assignment will be of record.

    That said there are also "lease flippers" out there who attempt to buy leases out ahead of a play and then sell them to oil companies once they move in to the area. I would avoid them if you can because in most cases you'll get a better deal from a land company an oil company has hired or from the oil company directly. The "flippers" will of course try to make a little money on the deal when they sell your lease to an oil company. Not dishonest of course, but better to go straight to the oil company or their land company if you can in order to get the full amount the company is paying rather than sharing it with the "flipper."
